Queensland residential developer and homebuilder Ausbuild has struck a $335 million deal with Japanese housing group Sekisui Chemical, providing new capital to expand its land pipeline and increase housing delivery across South-East Queensland.
Under the agreement, Sekisui Chemical will acquire a 51 per cent interest in Ausbuild, while existing shareholders will retain a significant stake and the current leadership team will continue to run the business.
Ausbuild has operated across South-East Queensland for almost four decades and combines residential land development with homebuilding. The company said the additional capital would increase its capacity to acquire land, open new communities and deliver more homes.
The investment also gives Ausbuild access to Sekisui Chemical’s modular construction expertise.
Sekisui Chemical is an experienced modular homebuilder, using factory-based construction before homes are completed on site. Ausbuild expects the technology could eventually be introduced into its communities, with the potential to reduce construction times and ease pressure on a constrained building workforce.
“The partnership announced marks an exciting new chapter for Ausbuild, bringing together our deep local knowledge, proven track record and strong development pipeline with Sekisui Chemical’s global building expertise and advanced construction technology to support the next phase of growth,” Ausbuild said.
Sekisui Chemical said it saw an opportunity to combine Ausbuild’s existing development model with its modular construction capability.
“We have great confidence in the Ausbuild team and their track record. As builders ourselves, we take a long-term view, and we see real opportunity to combine Ausbuild’s proven model with our expertise in modular construction to help deliver the new homes Queensland needs,” the company said.
Existing customer contracts, builds and business arrangements will be unaffected, with Ausbuild continuing to operate under its existing brand and leadership.
The deal is subject to customary regulatory approvals and is expected to complete in January 2027. For the City of Moreton Bay and the wider South-East Queensland construction sector, the investment is significant because it brings additional international capital and construction expertise into a market facing sustained pressure to increase housing supply.
